Winthorpe Business Park, A46 Newark
The client’s aspiration was to realise value from a piece of well-located land that was wrongly assumed by many to be an active part of the Showground (now known as the Events Centre). This was not the case and whilst it had been infrequently used with informal agreement it was clear that there was a potentially valuable development opportunity here. Given the development of an identified business park site opposite for strategic distribution purposes, the land offered an ideal opportunity to deliver those business park uses on this side of the A17. Acknowledging this led to the refinement of the brief which was to pursue a high quality enterprise/business park vision – illustrated and presented through a masterplan.
Globe provided strategic planning and urban design input to a multi-disciplinary client team that would deliver a development vision and masterplan which brings together the Events Centre and our client’s aspirations so they can be appreciated as a key strategic investment opportunity for the District. The visioning and masterplan work takes a deliberately thorough route in establishing the site context for development and establishing a set of clear design principles that will ensure the site is developed to deliver a high quality trading and working environment that fosters collaboration and business partnering – avoiding the incremental and segregated environment that we often see from such developments and ‘places’. The clear intent is for a cohesive place to evolve from this investment which sets it apart from its competitors.
Townscape, quality of place within which to work and, invest and strong sustainability credentials are central to the aspirations for this site which will complement the activities of the Events Centre and provide it with a new ‘front door’, overcoming a historic and continuing access constraint that limits the site and causes adverse impacts on surrounding communities.
The ‘proposal’ is currently being considered by the local authorities as part of the development plan review work in advancing the Local Development Framework. It is identified as an allocation in the merging Plan and the client is considering the option of submitting planning applications.
