Wellowgate Holiday Inn Hotel
A prominent site which sits at the corner of Wellowgate and the rail crossings immediately adjacent to the station in the center of Grimsby. The site had long been neglected but sits within the Wellow Conservation area and is also a prominent sites within the foreground view of the Minster. The result was a set of challenges associated with the aspiration to invest in a new 80 bedroom hotel which meets operational requirements whilst providing a positive contribution to the townscape.
To coordinate the client design team, provide planning policy and urban design input to ensure that the emerging proposals fully respond to the numerous constraints and opportunities afforded to this site.
Permission was initially secured for an ambitious mixed use development incorporating a hotel, offices and retail units. Since the time of approval a downturn in economic conditions led to a review of the opportunity on the site and investment decisions were taken which led to a slightly more modest scheme, focused on the hotel element, being progressed.
