Leafbridge Business Park, Former Castings Site, North Hykeham
Following acquisition of this brownfield site there were several years of pre-application discussions with local council officers, North Hykeham Town Council, the local community and others. This led to an outline planning application being submitted to North Kesteven District Council to reclaim and re-use a substantial area of the abandoned industrial land to deliver a mixed use scheme comprising some 290 dwellings, a residential care home, convenience store, offices, hotel, and angling centre. Unfortunately, Planning Committee members refused this application, opting against Case Officer conclusions which recognised the highly sustainable locality and recommended that permission should be granted.
A subsequent appeal was submitted but ultimately withdrawn after further noise assessment demonstrated that mitigation measures beyond those proposed would need to be provided to suitably mitigate a newly proposed turbine testing facility adjacent the site and concerns by this major local employer who had previously supported the proposal.
With Globe a central part of the team which developed these initial proposals, a thorough review and reconsideration of the form of proposed development led to the submission of an outline planning application seeking mixed B1 (Business), B2 (General Industrial) and B8 (Storage & Distribution) uses on the site, alongside access roads, car parking, servicing and open space. Globe, as lead planning agent, provided a comprehensive planning statement which demonstrated not only the scheme’s compliance with national and local planning policy, but also that the proposed design positively responded to the opportunities and constraints presented by the site. This investment also delivers an extension and enhancement to the increasingly popular Hykeham Station transport hub.
Outline planning permission was granted by the local planning authority and Leafbridge Business Park is now under construction.
