Heckington Windmill Site Feasibility Study

The Brief

To consider the development potential of the site around the Grade 1 Listed Windmill for uses such as a creative industries workspace and, assess the business case for the Windmill as a significant Lincolnshire tourist venue.

Our Role

This project required a high degree of sensitivity to the significance of the building and its setting, as well as its importance to the local community and the committed group of Heckington Windmill ‘Friends’ who have ensured its restoration and survival.

Globe undertook a detailed analysis of sightlines and distant views to inform discussions with English Heritage, whilst an analysis of the tourism offer and assessment of the Windmill’s contribution to the visitor economy informed our recommendations about the wider potential of the site.

Supported by extensive desk research and a wide range of interviews, Globe was able to form a view of demand for workspace and build a financial forecast for return on capital for a range of workspace options, as well as exploring alternative development scenarios.

Outcomes

Our research and business planning led to a set of recommendations about future development and use.

While our conclusions advised against developing creative workspace due to poor financial returns and considered the Windmill unlikely to develop as a significant tourism attraction in the county, Globe’s work on sightlines and the context of the site were well received by English Heritage and opened the way for discussions about the potential of significantly higher value uses on a portion of the site and adjacent land.
