Costa Drive Thru & Cafe at Former Bowling Green PH, Lincoln
This project sought to redevelop the site of the former Bowling Green Public House, which is located at the junction between Wragby Road and Outer Circle Road in Lincoln. The pub, known locally as “The Bowlo”, closed in 2009 before being demolished in 2014 and the vacated site is considered to be an eye-sore along one of the main approaches to the city. Lincolnshire Co-op wished to obtain planning permission in order to develop the site to deliver a new coffee shop following agreement of terms with Costa Coffee Café and Drive Thru. The proposed development also included improvements to the site’s wider carpark (which serves three existing retail units) and enhancements to the area’s hard and soft landscaping treatments.
Globe was appointed to lead the planning application process. This entailed three separate but related applications being made to the City of Lincoln Council, seeking the erection of a Drive Thru Café (Use Class A3) with 48 car parking spaces and access improvements; the display of one illuminated totem sign; and the display of various signage associated with the Costa Coffee unit.
As part of our role as the planning agent for these three applications, Globe produced a Supporting Planning Statement which demonstrated the benefits the application would bring to this area of Lincoln. Globe was able to successfully demonstrate that the proposal would strengthen the distinction of the Wragby Road and Carlton Centre area as one of Lincoln’s five key District Centres, as is specified by the Central Lincolnshire Local Plan, given the important contribution the proposed development would make towards both the visual amenity and expected footfall to and around the site.
Full planning permission was granted for each of the applications and this prominent site is being brought back into use.
