Family Housing Scheme, Albion Close, Lincoln
This site had originally been identified within the City of Lincoln Council’s Local Plan as an area suitable for light industrial or office development. However, it was recognised that the site is sustainably located with good levels of accessibility to Lincoln city centre, and that it is closely related to the adjacent existing residential development north of Long Leys Road. It was therefore felt that the site would most appropriately accommodate a sensible number of family houses to a scale, density and form that is neighbourly to its residential context. The assessment of the opportunity here led to a scheme of 13 new dwellings being proposed.
Globe worked in partnership with John Roberts Architects and on behalf of Lindum Homes in order to submit a planning application seeking 13 dwellings on the site. As part of Globe’s role as the planning agent, Globe prepared an integrated planning statement which justified the residential potential of the site scheme. Globe was able to successfully demonstrate that the dwellings had been designed to achieve a high environmental standard which accorded with ‘level 5’ of the Code for Sustainable Homes, and, as such, residential development of the site would help the Local Plan to achieve its desire for sustainable levels of growth in an environmentally responsive manner.
The application was granted full planning permission and the scheme has since been fully built out, is fully occupied and has been well received by neighbours and the new occupants.
